Formby is one of the few places in our territory where a large share of the housing stock is genuinely modern. Alongside the older properties there is a steady stream of architect-designed and heavily remodelled homes through Freshfield, Victoria Road and the roads running toward the coast — and those houses are built for exactly the kind of glazing we make.
It also means the brief here is usually more ambitious than average. Full-height frameless walls, oversized sliding panels, structural rooflights over the centre of a plan, minimal sightlines throughout. That is design and fabrication work rather than catalogue supply, which is why it needs to be made for the opening rather than ordered to the nearest standard size.

Oversized structural rooflights are one of the most effective things you can do to a deep-plan house, bringing daylight down into the middle of the property where no window reaches. We have installed them across Merseyside. Full-height sliding and frameless glazing suits the modern stock, and slim steel-look doors work well on the older houses.
Because so much Formby work is on contemporary properties, the constraint is usually structural rather than aesthetic — how large a pane can be lifted into place, what the opening can carry, and how the glazing meets the floor. Those are the questions we answer at survey stage.
Sefton Council is the planning authority. Formby has conservation area coverage in the village core, and there is extensive Green Belt around the settlement edges. On Green Belt land the test for an extension is whether it amounts to a disproportionate addition over and above the size of the original building — and a lightweight glass structure reads as a smaller visual addition than the same volume in brick, which frequently helps that argument.
The coast itself carries environmental designations covering the dunes and the National Trust land, and some sites raise ecological or flood considerations. These rarely block a domestic rear extension but are worth identifying early rather than late.
