Bowdon and Hale were built by Manchester merchants who wanted space, and it shows. Large Victorian and Edwardian villas on generous plots, plus substantial 1930s and modern detached houses through Hale Barns and out towards Dunham. Plot size here is the single biggest reason ambitious glazing works: there is room to extend at the rear without crowding the boundary.
The constraint that catches people out is Green Belt. Much of the land south and west of Altrincham — around Dunham Massey, Ashley and the edges of Hale Barns — is Green Belt, where an extension is assessed on whether it is a disproportionate addition over and above the size of the original building. Since many of these houses have already been extended once or twice, the cumulative figure matters more than what you are proposing now.
This is where glass genuinely helps. A lightweight, largely transparent structure reads as a smaller visual addition than the same volume in brick, and is far easier to argue as subordinate to the original house.

The minimal frame utilised in this range has a mere 20mm interlock between sashes, allowing virtually uncluttered views from within the property.

Two things dominate here. On the Victorian and Edwardian villas of Bowdon and central Hale, slim steel windows and doors restore the fine sightlines that heavier replacement units destroyed — we completed a full bespoke steel package in Eccles, a few miles away. On the larger modern and 1930s houses through Hale Barns, it is frameless glass box extensions and oversized sliding panels opening onto substantial rear gardens.
We have also built a structural glass entrance at Marple, on the Stockport border, and a modern glass box extension at Wilmslow — both a similar type of property to those found across Hale and Bowdon.
Trafford Council is the planning authority for Altrincham, Hale, Hale Barns, Bowdon and Dunham. There are conservation areas covering Bowdon, Hale and parts of central Altrincham, taking in exactly the streets where the largest Victorian villas are, and inside them permitted development rights are usually restricted.
Green Belt covers a substantial area to the south and west. The assessment there looks at cumulative additions since the property was originally built, not just your current proposal — so a house extended in the 1990s starts from a different baseline than one that has never been touched. We check the history at survey stage because it changes what is realistic.
There are also listed buildings scattered through Bowdon and Dunham, where listed building consent comes into play alongside planning permission.
